Glossary of Survey Terms:

land surveying -- The measurement of dimensional relationships, as of horizontal distances, elevations, directions, and angles, on the earth's surface especially for use in locating property boundaries, construction layout, and mapmaking.

boundary survey -- A boundary survey determines the property lines of a piece of land described in a deed. It also indicates the extent of any easements or encroachments and may show the limitations imposed on the property by state or local regulations.

topographic survey -- A survey showing ground features and elevations. Generally beneficial for soils, quantities and flood plane determination.

topography -- Graphic representation of the surface features of a place or region on a map, indicating their relative positions and elevations.

plat -- A map showing actual or planned features, such as streets and building lots. elevation certificate

alta survey -- A land survey with stringent requirements as developed by the American Land Title Association and the American Congress on Surveying and Mapping. The ALTA standards are a nationwide uniform set of standards. This survey type is specifically designed to satisfy the needs of lenders, corporations and title companies when dealing with valuable commercial properties.

site plan -- A preliminary document showing features, topo, easements, etc - primarily used for permitting purposes. Requirements vary by county.

residential survey -- A land survey completed for residential properties (typically for the land owner or potential land owner). See land surveying above.

commercial survey -- A land survey completed for a commercial property or business. See land surveying above.

construction staking -- Construction staking provides horizontal and vertical definition of buildings, roads, utility lines, improvements and site grading.

fence survey -- It is important to know the boundaries of your land. A small distance can make a big difference. The erection of a fence or other structure in the wrong location can be the source of expensive litigation and ill will between neighbors. Conroy and Associates can help you avoid such disputes and save your hard earned money.

easement -- An easement allows another person the right to use your land for a specific purpose. The most usual easements are those granted to public utility or telephone companies to run lines on or under your private property and to neighboring houses to use a common driveway to give access to their home.

subdivision -- a tract of land subdivided into lots
